The unit rating has several different asไpects to it which combine to create an overall ranking. We take a look at all the factors that affect your rating, and how to get it high and keep it that way.
What Affects Unit Rating?
The rating of your unit will be affected by the following factors:
- Size - The larger the unit the better rating it will have
- Amenities - The more amenities you can provide the higher this will be
- Environment - Fancier decorations increase this rating
- Maintenance - Make sure the unit is kept in good order and any issues fixed to increase this
You'll also get a lower rating if you fa⛎il to fix maintenance issues, add a lot of rules, fine tenants, and unjustly evict a🧸nyone.
Unjust evictions will tank your rating and can cause you to be sued by the tenants. It will also add a very low cap for your rent, so you cannot evict tenants and then hike th♏e rent up without consequences.
Unit Size
There are three sizes of unit: small medium and large. A unit less than 75 tiles is classed as small, 76 tiles up to 150 is medium, and over 150 tiles is large. The larger the unit, the higher the rating.
Jumping into the next category makes the biggest difference in terms of the star rating for size, so if you are hoping to make more money, then adding a couple of extra tiles to hit 76 is well worth the effort.
Having more shared spaces also appears to increase the unit rating, but it's difficult to determine how much as the size is strictly based on private space.

Amenities
Amenities include anything that provides for a Sim's needs. The more amenities you have, the higher the unit rating. Here are some of the easiest items to include to bump your rating. Here's what you'll need:
- A Bathroom - A toilet and sink is the minimum but either a shower or bath as well helps a lot to fulfill hygiene and bladder needs.
- A Kitchen - A cooker, a counter, and a fridge is the ideal for fulfilling hunger. You'll also likely want a sink and bin for the mess. Any additional cooking appliances you can add like a microwave, kettle, pressure cooker, etc also help your rating.
- A Bedroom - Just a bed to replenish energy is fine here, but a dresser as well helps.
- A Lounge - Here it's a good idea to add in some skill building items and things which can provide fun. A sofa and bookcase are a great start, then add a tv or stereo if you can. Cheap skill building items that generate fun also include a guitar, easel, and chess table.
At this point, you should have a good rating for amenities. The more you provide and the better quality they are, the higher your rating will go🦋.
Environment
Environment rating changes as you add decor items. Wal🍸ls, floors, curtains, artwork, plants, and ornaments all make a difference here.
Curtains, rugs, plants and lighting are easy to add and hav꧅e♎ a range of price points.
The more expensive the decor and the better the environment rating it has, the more your unit rating will rise. While it's expensive to kit out a house with high quality decor, it is a very fast way to improve your unit rating if you just need a small boost.
Maintenance
Your maintenance rating will always start as poor, and you'll have to actively work to increase it. This will involve the following:
- Performing inspections and maintenance
- Fixing or sending tradespeople to fix any issues that arise in a lot
- Checking in with tenants and asking how they are
Improving this rating is often the key to getting the final star to take your rating from four to five.
Why Unit Rating Matters
A high unit rating will mean a higher cap for rent, as well as a higher chance of finding tenants. If you keep your rating high and your tenants are happy, they will stay longer and be more open to rent increases as their tenancy comes up for renewal.
